One additional thing to keep in mind if you are considering selling a home without an agent is that you are going to be bombarded with agents reaching out to you. They may have Buyers or they may be trying to convince you to list your home for sale with them.
If they do bring a Buyer with an offer, you will likely have to pay the Buyer's Agent commission. Most Buyers are not able to qualify for the the down payment, closing costs, and their agent's commission. In our real estate market, all commissions are typically paid by the Seller. This commission may be around 2.5 - 3%, and you will want to budget in as far as the cost of selling your home.
